Understanding the Site

The site survey is a critical part of our beginning process. The survey will inform views, natural light, access, and orientation, ultimately dictating the floor plan. The conceptual design occurs by merging the client’s lifestyle demands, how they want to live in the space, with the site demands, where the views are, and how we can maximize them. By establishing this foundation, we can ensure that the final design will meet our client's needs and truly enhance their lifestyles while also responding to the demands of the site.

The Floor Plan

Our approach is centered around the idea that the plan comes first, and the style follows. After the site survey, the design process really starts with the floor plan. The floor plan comes from understanding how our clients will function in the space and translating that into the design. Often starting with pen and trace paper, the floor plan will inform the flow of the spaces, the overall layout and adjacencies of rooms, and the framing of key views. Once we finalize the plan, we move to the design of elevations and the stylistic components. 

Defining the Style

After working through the design of the floor plan, our process shifts towards determining the project's unique style by defining how the space will look and feel. We start by collecting photos for inspiration and to gain a sense of the client’s aesthetic preferences. To ensure our clients fully understand the design plan, we create an inspiration board displaying images, materials, and style suggestions. This step ensures that the client has the opportunity to express themselves in the process. 

The 3D Model

To give our clients a realistic representation of the design, we use a 3D model. This allows our team and clients to visualize how the project will look before construction begins. Not only does this give clients the opportunity to make changes, but it also provides peace of mind and a clear sense of what to expect from the final product.
